This Ground 13 Possession Notice should be used by a landlord who wants to bring an assured shorthold tenancy to an end because the tenant or someone living with him/her has allowed the property or parts of it to deteriorate.

If the damage has been caused by someone living with the tenant, the tenant must have failed to get rid of that person.

Under the Coronavirus Act 2020 (Residential Tenancies: Protection from Eviction) (Amendment) (England) Regulations 2021 the landlord must give the tenant four months’ notice of their intention to seek possession, except in the most serious cases. These regulations will only apply in England. These measures will apply from 1st June 2021 and will change on 1st August and 1st September, depending on the amount of arrears owed. Previously, the notice period was two months.
