This housing notice should be used by a landlord who wants to bring an assured shorthold tenancy to
an end because rent has not been paid by the time the landlord starts possession proceedings and is
still owed when this notice is served on the tenant. There is no requirement for a certain amount
of rent to be owed before this Ground can be used.
However, this Ground cannot be used if before the landlord starts possession proceedings the tenant pays the outstanding rent. To avoid this the landlord should rely on this Ground together with Ground 8 or Ground 11, (if by the time possession proceedings are to be started the amount of rent due will fall into one of the categories under Ground 8 or 11).
