This Ground 10 Possession Notice should be used by a landlord who wants to bring an assured shorthold tenancy to an end because rent has not been paid by the time the landlord starts possession proceedings and is still owed when this housing notice is served on the tenant. There is no requirement for a certain amount of rent to be owed before this Ground 10 Notice can be used.
 
However, this Ground cannot be used if before the landlord starts possession proceedings the tenant pays the outstanding rent. To avoid this the landlord should rely on this Ground together with Ground 8 Possession Notice or Ground 11 Possession Notice, (if by the time possession proceedings are to be started the amount of rent due will fall into one of the categories under Ground 8 or 11).
